Buyer Rebate Terms & Conditions

1. Program Overview

Picket Homes ("Picket," "we," or "us") offers a buyer rebate program that provides cash back to eligible buyers at closing. This rebate is possible because Picket-partnered agents use a lower referral fee structure than traditional platforms.

This rebate program is available exclusively to buyers who purchase a home through a Picket-partnered real estate agent.

2. Eligibility Requirements

To qualify for the buyer rebate, you must meet all of the following requirements:

  • You must work with a Picket-partnered real estate agent for the transaction
  • The property must be located in a state where buyer rebates are legal (see Section 3)
  • You must sign a buyer-broker agreement with the Picket-partnered agent
  • The transaction must successfully close
  • All parties must comply with applicable federal, state, and local real estate laws

3. Geographic Restrictions

Buyer rebates are prohibited by law in the following states: Alabama, Alaska, Kansas, Louisiana, Mississippi, Missouri, Oklahoma, Oregon, and Tennessee.

Picket does not offer buyer rebates for properties located in these states. The rebate program is available in all other U.S. states and the District of Columbia, subject to local regulations.

4. Rebate Calculation

Your rebate is calculated based on your home's purchase price, location, and the buyer's agent commission rate. The calculation follows this methodology:

Market Groups

Your market is classified into one of five groups based on competition level:

  • Group 1: Lower competition - Smaller markets
  • Group 2: Low-Moderate competition - Growing markets
  • Group 3: Moderate competition - Mid-size markets
  • Group 4: High competition - Major metros
  • Group 5: Highest competition - Premium markets

Rebate Tiers

Your rebate amount is based on a tiered structure that considers both your home price and market group. Higher-priced homes in more competitive markets typically generate larger rebate amounts.

Example Calculation

For a $500,000 home in a Group 3 market:

  • Estimated buyer's agent commission (2.7%): $13,500
  • Your cash rebate at closing: $4,253 (0.85% of purchase price)

Note: Picket will provide you with the exact rebate amount for your specific transaction in writing before you sign the buyer-broker agreement. The rebate amount depends on your market group, home price, and the buyer's agent commission percentage.

5. Payment Terms

The buyer rebate is paid as follows:

  • Payment is made at closing as a credit
  • The rebate can be applied toward closing costs, down payment, or received as a credit, subject to lender approval
  • Rebate credit is contingent upon successful closing of the transaction
  • No partial rebates are paid for transactions that do not close

6. Limitations and Exclusions

The buyer rebate program is subject to the following limitations:

  • Commercial properties, land purchases, and new construction may be excluded
  • The rebate may be adjusted if the purchase price changes before closing
  • All rebate amounts shown are estimates and subject to change
  • Final rebate amount determined upon execution of buyer-broker agreement
  • Rebates are not available for transactions where a Picket-partnered agent is not used

7. Modification and Termination

Picket reserves the right to:

  • Modify these terms and conditions at any time
  • Suspend or terminate the rebate program in specific markets or altogether
  • Deny rebates for transactions that do not meet eligibility requirements

Any modifications will be posted to this page with an updated "Last Updated" date. Rebates for transactions already under contract will honor the terms in effect when the buyer-broker agreement was signed.

8. Disclaimer

The buyer rebate is provided as a courtesy and marketing incentive. Picket makes no guarantees regarding:

  • The availability of properties in your desired market
  • Your lender's approval of the rebate credit
  • The closing of any specific transaction
  • Future modifications to rebate percentages

The rebate does not guarantee any level of service quality and is separate from the professional services provided by your real estate agent.
